THE CITY OF GREENSBORO requires all residents to obtain a building permit for a storage building.  This applies to any size or style building, whether it is built on your property or delivered to you already built.

If you are in the County, please check with your local permit office for specific rules and requirements for your are:

Dutch Barns does not require a permit to build your building.  However, we can assist you with obtaining your permit.  We need either a professionally drafted plot or site map of your property, including your lot dimensions, the location of your house and the proposed location of you new Dutch Barn indicated on the site plan to submit to the permit office. 
There is a nominal fee for this service.



Thank you for choosing Dutch Barns. The following information will explain some useful tips on what can be done in order for a prompt delivery service and to help you understand more about the delivery process. In the delivery of a gazebo or barn, the product is placed on a rollback truck (medium size flatbed truck with a hydraulically controlled bed that tilts and slides back).

Once the product is on the ground, the delivery person levels the product. At the highest point of the ground, a minimum of a 4-inch solid concrete block is placed under the outside runners for buildings, or cross braces for gazebos. Keep in mind the height will vary from corner to corner. One corner may be 2 feet high and another corner 10 inches high, (your building will be a minimum of 10 inches off the ground, from the bottom of the building, on all corners) it depends on the slope of the land. We have no control over this, nor do we have control over how high your door will be off of the ground. You will need to determine this before delivery.

If you require a ramp, you will need to determine how long your ramp needs to be. Our standard 5' x 6' ramp is usually sufficient for most yards, but if your ground slopes away from your building you may need a longer ramp. (Ask our sales representative.) Inst-ramps may also be an option, especially if you have a riding mower.

Here are some things that need to be done prior to scheduled delivery time to ensure prompt, efficient service:






























In the case of inclement weather, your scheduled delivery time will be kept unless we notify you of a change or you instruct us to postpone delivery. If you have concerns about ground conditions (too muddy, etc.), please call prior to scheduled delivery time. Our goal is to deliver your building during the time that is scheduled but delivery times are approximate and can change without notice.

Remove tree limbs in the path of the building / gazebo. The load needs 13' 6" minimum height clearance. Also, remove other objects from path of delivery truck (trees, swing sets, grills, basketball posts, firewood, etc.) If any obstruction needs to be removed by the driver during delivery there will be a $30.00/hour per person service charge, with a minimum one hour, added to your bill.

Alert your salesperson of low overhead service cables (phone, power, cable TV)

Obtain building permit, where applicable. This is the sole responsibility of the customer. For storage buildings within the city limits of Greensboro, the city requires a permit before we can deliver.

Correct placement of the building, is the sole responsibility of the customer. Once the driver has left the premises and the customer has signed the invoice showing delivery of the building, the delivery is considered complete. Also, if any other person, other than the customer listed on the invoice, is present at the time of delivery, or if no one is present and the area is staked out, Dutch Barns is not responsible for the placement of the building. If a request is made to come out and move the building after the original delivery, there will be a charge for doing so.

Once your building is off of the truck, it can be turned or moved slightly. However, if you decide you want the building in another spot or area there will be a charge of $75.00, added to your bill. This will be charged each time the driver puts the building back on the truck.

Tie Downs are the sole responsibility of the customer. If we are to install anchors or posts, be sure all underground utilities, wires, and pipes are marked. The toll free number for underground utilities locating service is 800-632-4949. Dutch Barns will not be liable for hitting any unmarked underground wires or pipes.

If you are having your building Built-on-Site the building must have a minimum of a 5-foot clearance around all sides of the building.
Good question! Whether or not a building can fit on your lot depends on many different factors.  The most common reason it cannot is because of a fence.  Most gates are not wide enough to accommodate our trucks and therefore the building or gazebo must be built-on-site.  (Talk to your salesperson about gate size limitations) 
The second most common reason for building on site is because of trees.  Low hanging limbs and branches can damage your building during delivery or prevent us from delivering all together.  Other obstructions may include steep inclines; basketball hoops, decks, and overhangs on your home or garage, to name a few.  If you are unsure about whether or not a delivery can be made by our truck, we can do a “lot check” (free of charge) and determine this for you. 
If you are needing a building that is larger then 12x20, your building will automatically need to be constructed on your property.  We are unable to transport an assembled building that large.
Either way, delivered or built-on-site, your building will be built to our highest standards.  From start to finish Dutch Barns employees will build your building.  We do not use sub-contractors for any of our construction.  We care about you and your satisfaction with your new product!

You must, of course, like the looks of the storage building you are considering -- in fact, it's best to think about liking the looks for a long time, because a good Dutch Barn should last for decades if built and treated properly. Here are some of the details which will assure such long life.

The Wood
Each Dutch Barn is framed with spruce, a stable, quality wood that is resistant to twisting and bowing. It's clean looking and good to work with, allowing for straight cuts and tight fits. Spruce is structurally strong, and because of it, a Dutch Barn will not warp out of shape. Incidentally, all Dutch Barns are framed free of obstructions which allows you to install insulation, paneling or dry walling should you desire. Even without such interior finishing, a Dutch Barn looks good because of its wood. Never is a Dutch Barn built with particle board or wood chip board. The exterior siding is fir and trim is cedar, the best combination for long-term durability and rustic charm -- two big reasons why customers love their Dutch Barns. In fact, Dutch Barns are built with a much higher grade of exterior siding than most other companies would bother to use, but the result is a building which will last -- and be beautiful -- for a long time.

The Fit
This is where Dutch Barns gets really picky and demands the most from its craftsmen. Straight lines mean no bowing, so with proper care, your Dutch Barn stays "square" for decades, and tight fit at every joint means your Dutch Barn stays dry, too. To accomplish this, every piece of Dutch Barns wood is cut straight for the best alignment and tightest fit. The great emphasis on straight cuts, alignment and tight fit results in an unmistakable "crispness" to the overall appearance....a sharpness which Dutch Barns considers it's real specialty compared to other builders. Attention to these details, not necessarily noticed by everyone, is why Dutch Barns buildings clearly excel.

The Hardware
Dutch Barns are made with heavy-duty, weather-resistant hardware throughout, including the ornamental T-hinges that provide very strong support for the doors, preventing them from sagging or dropping. There's a smoothly-operating, lockable, heavy-duty door latch which can be opened from the inside as well as out. The hardware, like everything on your Dutch Barn, is guaranteed.

More Than Meets The Eye
Interestingly, most people who own Dutch Barns buildings are not aware of all the details that goes into the making of our products. Take the caulking for example. You will find it on all of the buildings - it is easy to spot! However, some of the most important places we caulk are not visible: behind and between certain panel joints, along the bottom edge of the siding on the exterior of the building.
Another note - the caulk we use on the exterior of our buildings is a polyurethane sealant, which outperforms the industry standard 30-year caulk in terms of adhesion, flexibility and durability. Our costs for using this are considerably higher but we figure the benefits to you are well worth it.

Will It Fit On My Lot?
Advantages of Building on Site
Depending on the size of your building and your location, you may have no other choice but to have your building constructed on your property, (see “Will it fit on my lot” brochure).  But, there are great advantages to doing this!  The wall height of our buildings (that are 12x20 or smaller) range depending on the style building you choose. The Basic Barn or Dutch Barn wall is about 4 feet high, the Standard Barn wall height is 5’ and the Highwall Style is slightly over 7 feet high.  This is as high as we can build the wall and still be able to transport it on our truck.  We can raise the height of your walls to 8-feet when your building is built-on-site.  This will tremendously increase the space in your building. 

Benefits for Standard Style Barns:
·Increase your wall height and shelf space by approximately 3-feet!
·You could put your doors and windows on either the side or the end of your building, you can even off-set the doors closer to a corner.  You design it your way!
·You will receive the wall height of the Highwall Style Barn and the open-overhead space of the Standard Barn.  This gives you the best of both worlds!

Benefits for Highwall Style Barns:
·Increase your wall height by approximately 1-foot.
·Your shelf space is increased and you can store larger items upright instead of laying them on the floor.
Some customers want to have their building built-on-site just so they can have the increase in space that eight-foot walls give you.  If your building is a fourteen-foot wide Highwall you will automatically receive 8-foot walls!

You do not automatically receive raised walls on any other build-on-sites.
Standard Barns do not come in 14’ wide sizes.
